Nestled in the heart of North Yorkshire, Harrogate isn’t just the UK’s friendliest town — it’s also one of the country’s most affluent.

The spa town boasts historic architecture, well-dressed residents, and an economy reflected in high property values and premium local prices.

And Harrogate’s upmarket status was given the official seal of approval last year, when it placed third in the Telegraph’s ranking of Britain’s poshest towns in 2025.

With just Henley-on-Thames in Oxfordshire and Bruton in Somerset above it, Harrogate took home the top spot for the whole of northern England.

With everything from high-quality cuisine to top-tier schooling, this fashionable, leafy hub could well take one of the top spots again this year.

Things to do in Harrogate

Commercial Street, Cold Bath Road, and Kings Road serve as the beating heart of the town’s indie shopping experience, and are home to treasured family-run establishments such as Ogden of Harrogate Jewellers and Imagined Things Bookshop.

Their presence sits comfortably alongside a new generation of contemporary boutiques and artisanal retailers, creating a shopping experience that feels both proudly traditional and refreshingly modern.

Harrogate’s culinary offerings are equally compelling, and have become a significant draw for food aficionados.

Bettys Tea Room remains an emblem of refined taste and tradition, while gastropubs like The Coach & Horses enchant with locally inspired dishes — its fish pie being a noted favourite.

The Michelin-recommended Paradise Café at Daleside Nurseries further cements Harrogate’s reputation as a destination for discerning palates.

Health and heritage intertwine in Harrogate’s status as a historic spa town thanks to its natural springs, and Rudding Park’s luxurious spa and the recently restored Victorian Turkish Baths offer serene escapes steeped in history.

A cornerstone of Harrogate’s desirability is its commitment to outstanding education.

Prestigious schools such as Ashville College, Harrogate Ladies College, and Harrogate Grammar School maintain Ofsted outstanding ratings, ensuring that families can confidently anchor their future here.

Coupled with excellent transport links to places like Leeds, York, and even London, the town is perfectly poised to cater for families, professionals and retirees alike.

Property prices in Harrogate

Despite wider economic fluctuations, Harrogate’s property market remains resilient and appealing.

Average sale prices currently hover around £402, 793, according to Rightmove, with semi-detached homes typically costing approximately £369,795 and detached properties fetching £671,607.

This is significantly higher than the average house price of North Yorkshire as a whole, which the property platform currently puts at £295,868.

Certain enclaves of Harrogate — like Park Avenue, Regent Parade, and York Place — continue to command premium attention, boasting a diverse housing stock that accommodates a variety of lifestyles.
